Neighborhood consistency
Flags accounts whose value differs from what most comparable properties around them carry. Neighbors are parcels within ~60 ft (across a typical road); stacked condo units count as neighbors of each other.

About this dashboard
This is an independent research project built from publicly available Gunnison County, Colorado assessor data and GIS parcel data. It is not an official product of the Gunnison County Assessor's Office or Gunnison County, and it is not a system of record. Values, attributes and parcel lines may be out of date or contain errors. Always confirm against the official assessor records before relying on anything shown here.
What it shows
Map: every parcel in the county. Pick a land attribute and a sub-attribute to light up the parcels that carry it, then flip through values with ▲▼ (or the ↑↓ / J K keys).
Review & Stats: which accounts have which land attributes, which are missing core attributes, internal data conflicts, and accounts that don't match the properties around them.
Data
How the data was cleaned
The Land Attributes export's header row is shifted; the land-use class, legal description and subdivision columns are identified by content.
The packed Other Attributes text is split into its own attributes: Land Type Primary/Secondary, Views, Unique Characteristics, Easements, Deed Restrictions, Mining District and Arrowhead lot attributes.
Site Access is split into road type (paved, gravel, 4×4…) and maintenance (year-round / seasonal, government / private).
Multi-value fields (LEA, utilities, land-use class) are split into individual values; repeated entries are removed and flagged.
Stacked condo polygons are collapsed to one map shape; each shape lists every account on it.
Mobile home accounts (account numbers starting with M) and condo units normally have no land line, so they are not counted as missing a land record. They can still be viewed on the map under Mobile home / condo (no land line).
